Foundation problems usually announce themselves gradually. A door that stuck last summer may stick worse this winter. A hairline crack near a window corner can grow over time. Knowing what to watch for — and when to take it seriously — can save a lot of money and stress down the road.
Common Warning Signs
The signs we hear about most often from Oklahoma City homeowners include: cracks in drywall or sheetrock, especially diagonal cracks running from the corners of windows and doors; cracks in exterior brick in a stair-step pattern; floors that slope or feel uneven underfoot; doors or windows that suddenly bind, stick, or won't close properly; gaps between walls and ceilings or floors; and visible cracks in the slab or in the exterior foundation.
What's Normal and What Isn't
All homes move some. Hairline cracks in drywall — especially in new construction — are often just settling and can be patched without concern. What we look for are cracks that are wide (more than 1/8 inch), that have vertical displacement, that are growing over time, or that appear in multiple locations at once. Those patterns suggest the foundation itself is moving in ways that need attention.
